
If the property is marketed well in advance of it’s availability date (our representative can advise you of the best time to start marketing during the rental valuation) then it is possible that, by the time the property becomes available, we have a “choice” of prospective tenants.
We will present an application to you (by telephone usually) with our recommendation and the result of the home inspection (where applicable) or subject to a home inspection.
The choice then is a joint decision between yourself as Landlord and us as your agent.
Please do not expect us to present you will all the applications we receive as we will automatically reject inappropriate applications before they get to this stage.
Also, please trust our judgment when recommending a tenancy. We do not take this decision lightly and, where there is an element of slight risk, we will recommend a higher deposit to sure up that risk.
You will be provided with all the information you need to make a joint decision on the future tenancy.
