Whilst you are searching for a rented property you may deal with various agents who take varying fees.  The first question you should ask is “If I pay a fee and my application is rejected - is the fee returned ?”

 

At Brookdale the answer is “Yes”.

What Do I Have To Pay ?

Basically, if you apply for a property we will ask you for the application fee:

 

One applicant - £180

Joint applicant - £200

 

We will also ask you to pay £300 towards the deposit.  (The remaining deposit balance plus the first month’s rent is payable when you move in) IMPORTANT:  If your application is rejected (assuming it was an honest application) then the money is totally refunded.

 

Your check-list for choosing a letting agent (Brookdale’s answer in brackets):

 

1) Is my application fee refundable? (Yes - as long as your application is 100% honest)

2) Do you charge additional fees if I need a guarantor ? (No - most other agents do)

3) Do you charge extra if more references are required? (No)

4) Do you charge extra for a credit check? (No)

5) Do I have to be over 21 and not claiming any housing benefit? (Yes)

6) During the tenancy are there any contract renewal fees? (No - most other agents do)

7) Do you charge if I loose my contract and need a copy? (No - many other agents do)

8) Do you charge me for references for future tenancies? (Absolutely not - most other agents do and this is appalling)

9) Do you charge for the final inspection of the property? (Absolutely not!)
