Landlord Responsibilities

Firstly, please understand that Tenants are not second class citizens and require a clean, well presented property with modern fixtures and fittings.  A place they can call home.

 

A long time ago, properties which were sub-standard and placed on the let market just because the owner needed an income did actually let.  No longer !  The market has changed.

There are various legislative requirements including a gas safety inspection and energy performance certificate that are required.  Our representative can give you full details during your valuation meeting.

 

One thing that has to be pointed out is that failure to comply with legislation often results in penalties being levied on the Landlord and NOT the agent.  Selecting a letting agent that cuts corners could prove costly.

 

The Basic Let

The most common let in Peterborough is an unfurnished property with curtains, cooker and flooring.  Appliances are optional but can prove a bonus to people moving from a property with integral appliances or first time renters.
