Our costs are clear and there are no hidden charges

Set out below are our charges.  Please note that there are no additional costs or hidden charges further down the line:

  1. The fee to let your property
    • The first let: £130 plus VAT
    • Future lets (i.e. from tenant 2 onwards) £50 plus VAT
  2. Monthly commission rate
    • 10-12% plus VAT depending on the size of the property/rental valuation
    • There is NO commission to pay when the property is empty.  Commission is applied to rent collected
  3. Renewal of tenancy contract (OPTIONAL)
    • The first tenancy contract will usually be for six months.  If you wish to renew the cost is £25 plus VAT
  4. Guaranteed Rental Payments (OPTIONAL)
    • To ensure that we pay you on time every month even if the tenant’s payment is late or is not made we provide a rent guarantee scheme which is unique in that it is NOT an insurance policy.  The cost is an additional 2% on the monthly commission rate
  5. External / Legislation Costs
    • Gas safety check (around £65 plus VAT depending on the number of appliances)
    • Energy performance certificate £85 including VAT
    • We can organise both of the above on your behalf

What we DO NOT charge for

  • Valuations
  • Marketing costs (even if your plans change and you sell your property/make other arrangements)
  • Buy to let advice
  • Monthly/annual financial statements
  • Preparation of a detailed video inventory (a small cost is applied for furnished properties)
  • Credit searches for applicants
  • Drafting of tenancy contracts
  • Regular property inspections with feedback
  • The final inspection/checkout
  • The pre-leaving inspection during which we advise tenants of what is required to obtain a full deposit refund
Our charges are transparent with no hidden fees
  • Choosing An Agent On Cost Alone
    • Our costs are competitive and there are no hidden charges further down the line
    • DONT choose an agent based on cost alone
    • Be wary of agents who do not charge VAT - it usually means they are “new” businesses
    • Remember - anyone can let a property - the real skill is in property management
    • Always ask an agent how many properties they manage and how many years experience they have in the letting industry.
    • We manage over 850 properties and share over 170 years experience between the 12 of us

If the unthinkable happens and we have to evict a tenant on your behalf we DO NOT employ a solicitor so there are absolutly no professional fees to pay.  You would just be liable for the court and bailiff costs (around £250).  Check when speaking to other agents about the costs associated with evicting a tenant.

On a final point - take our advice and DO NOT choose an agent on cost alone.  An agent with lack of experience can prove extremely costly.  Saving a few pounds per month on commission could end up costing hundreds, if not thousands of pounds if something goes wrong.
