We have, in the past, marketed properties on a multi-agency basis and will if you prefer to approach letting your property this way.

Our advice is to choose the agent you feel most comfortable with, feel you can trust and the agent who backs up their service and valuation with experience and examples.

You should be cautious of agents who use phrases like “I have people on the books for this” - this is the oldest trick in the book!

Multi Agency Letting Is Not A Good idea

The dangers of multi-agency marketing

  • For some agents, marketing a property alongside Brookdale becomes a race.  In many industries businesses often try to pip the market leader to the post.  It is possible that this can compromise tenant selection. 
  • By advertising your property with multiple agencies you will be presenting your property on the same web-sites in the same place but more than once.  This often creates an impression to prospective tenants that there is some desperation to let the property.
  • In addition, prospective tenants will often “phone round” to find the agent with the cheapest application fee.  This type of agent may not provide the best service in terms of vetting and ongoing property management.
  • From a purely business point of view we have wasted a great deal of time in the past processing an application for a property, presenting the application to the Landlord to be told that the “other agent” has a tenant when, in fact, the other agent only has a possible, unvetted application.  This is not particularly good for our reputation as we look inefficient to our prospective tenants.
  • Agent Choice Guide
    • Note the age of the staff - do they have enough people experience?
    • “I have people on the books for this” is the oldest trick in the book!
    • When accepting a valuation - ask for a recent comparison (something that has let)
    • Avoid using Rightmove as a 100%  accurate guide to rents.  Remember - everything on Rightmove is still to let!
    • Be cautious of agents who use Rightmove data to value your property for the above reason and that they may not have the experience to accurately value your property
    • Choose an agent that can demonstrate how they will keep you informed of your property’s progress on the internet
