The effect will be that you property will be marketed more times in the same place. To prospective tenants, this can be perceived as you being “desperate” to let the property and the natural assumption is that there is something wrong with it. This can discourage viewings.

Some letting agents have also been known to try to “beat” the competition if they are marketing with another agent and rush to let the property - often and the expense of quality of tenant. This practice is probably appropriate if you are selling your home. Entirely inappropriate if you are letting.

 

The simple rule of thumb is to select one agent whom you are confident in finding a suitable tenant and managing the property in a proactive, professional manner. Even though the Internet is responsible for a good proportion of lets, you should select an agent who advertises properties with photographs in the local press which is still a good source of leads.

 

You must be cautious of agents who “promise” they can let you property within a set period of time. In reality, no agent knows exactly who is looking for a property such as yours until they begin marketing and attract incoming calls and e-mails.

 

You should select an agent who, when valuing, you property provides a recent LET comparison. This is MOST important. Many agents have been known to over value properties in order to secure business. This is extremely bad practice and will simply cost you in lost rent. Tenants will only pay what they feel a property is worth. They often barter the property down to the correct market rent anyway!

 

Some agents suggest that they “already have someone on the books who will be perfect for this property”. A classic sales line! However, we understand that people looking for rented accommodation register with many agents. In addition, tenants are not usually loyal to one specific agent - they enquire about a property when they something suitable advertised - regardless of who is advertising it - rather like when someone buys a house.

 

Your property is a valuable asset and you should select an agent who offers a level of Customer Service which recognises this fact.
