Investment Opportunities    
Buy a new property

Whilst you are being bombarded with calls and fly-sheets from estate agents you can call us and give us details of the properties you have received details about.  As we have let close to 6,000 properties since 1989 it is likely that we can give you examples of similar properties we have let and give you a realistic market valuation.

Tip:  DO NOT take your estate agent’s word on the potential rental value !

Property Investment: Do’s and Dont’s

- Don’t buy a property just because it is cheap

- Do buy a property in a good area

- Don’t buy a property with dated fixtures such as kitchen and bathroom   (unless you are prepared to update it)

- Do buy a property you think looks attractive - Tenants will too

- Don’t buy a property just because an Estate Agent tells you it’s a good   investment. Seek advice from a letting Agent independent from sales

- Do think about buying a new build as you will have relatively NO   maintenance to pay for during the warrantee period.  Tenants like new   builds!

- Don’t assume that everyone wants to live within walking distance of the City   centre or you will limit your market

- Do understand that a mistake in selecting a buy to let property can be very   costly so TALK TO US. Our advice is free, full of examples, facts and figures    and enthusiasm and we have nothing to gain from giving it but your future   business so you can be assured that it is sound advice!

Buying - free advice

A new property has a number of advantages over a “second hand” property when it comes to letting.  

 

The first benefit is, of course, the builders warranty and the various protections against defects.  The second is the “appeal” a brand new home has to a prospective tenant.  

 

We only deal with working professional tenants and new homes have and are proven to be more appealing and usually let more quickly than a second hand property.

 

We let a high number of new build properties and can provide you with advice as to what and where will let.
