Most agents, when asked the question, “Do you offer a rent guarantee” answer “Yes”.
The reality is that other agents actually sell you an insurance policy so a third party will be responsible for covering the rent in the event that the Tenant(s) does not pay. We have researched such insurance policies over many years and have never found one which will pay the first month’s rental loss so we have never sold them. What’s the point if the first month’s lost rent is treated as some kind of “excess”? Also - you want your rent immediately.
The way our scheme works is we add 2% to your monthly commission rate. Our Landlords are effectively then creating a fund which will then be drawn on should your Tenant default. Simple. Guaranteed.
