We are only able to offer a non-insurance based rental guarantee as our Tenant selection criteria (we believe) is second to none. However, even the best Tenants are prone to changes in financial circumstances especially in a recession.

Why Rent Guarantee?

Rent guarantee is almost essential in uncertain financial times.

Although our Tenant selection criteria is extremely stringent and we are known for selecting the best Tenants, things can still go wrong; redundancy, marital breakdown, illness etc.

Landlords can relax knowing that if we do not receive the rent from the Tenant or if the payment is late, their payment will be on time and the mortgage will be covered.

Most letting agents, when asked the question, “Do you offer a rent guarantee ?” answer “Yes”. The reality is that other agents actually sell you an insurance policy for which they earn commission - so a third party will be responsible for covering the rent in the event that the Tenant(s) does not pay which involves an excess, filling in claim forms and a delay in you receiving payment.

The way our scheme works is simple. It is a clearly worded contract which states that we will pay your rent on time whether the Tenant(s) pays us or not. The cost is 2% of the gross monthly rent and is added to your management charge. It is not insurance based.
