Using multiple agents is not a wise move, so our advice is to choose the agent you feel most comfortable with, feel you can trust and the agent who backs up their service and valuation with experience and examples.
You should be cautious of agents who use phrases like "I have people on the books for this" - this is the oldest trick in the book!
The dangers of multi-agency marketing
- For some agents, marketing a property alongside Brookdale becomes a race. In many industries businesses often try to pip the market leader to the post. It is possible that this can compromise Tenant selection.
- By advertising your property with multiple agencies you will be presenting your property on the same web-sites in the same place but more than once. This often creates an impression to prospective Tenants that there is some desperation to let the property so they may not even enquire at all.
- In addition, prospective Tenants will often "phone round" to find the agent with the cheapest application fee. This type of agent may not provide the best service in terms of vetting and ongoing property management.
All agents advertise on the same web-sites so using more than one agent serves no purpose in attracting a greater number of prospective Tenants.
